An Introduction to Design-Build (Part 3)
The aim of this course is to provide an overview of the Design and Build procurement method and how the separation of design from construction in the building industry has, for a long time, been the source of many problems. Design and build contracts are where the main contractor is appointed to design and construct the works, as opposed to a traditional contract, where the client appoints consultants to design the works and then a contractor is appointed to construct the works. Design and build can be seen as giving a single point of responsibility for delivering the entire project.
After studying this course, you should be able to:-
1. Justify the characteristics of JCT DB 11; Articles of agreement and conditions of contract.
2. Suggest why the emergence of general contracting and why the separation of design from construction can be seen to be a negative. In particular, the risk in DB, money, completion of the project, default by contractor, time, quality and approaches to DB.
